Which part of Chicago is Lake Township?
The Assessor describes Lake Township as bounded by Pershing Road on the north, State Street on the east, and the city limits on the south and west.
Is Chicago being reassessed in 2026?
No. The Assessor’s calendar says the south and west suburbs are reassessed in 2026, and that properties in the City of Chicago and the north suburbs are only reassessed this year if something changed, such as a permit or a property division. Even so, every Chicago township gets an appeal window, so owners can still ask the Assessor to correct a value they believe is wrong.
Who should consider filing a Lake Township appeal?
The Assessor suggests appealing when the property characteristics on file are wrong, or when the estimated market value is well above what you think the home would sell for. Its guidance says an appeal is unlikely to change your bill if the characteristics are correct and the estimate is within 10% of your own estimate of value.
If you bought recently, your closing statement can be evidence of value, but the Assessor notes that a recent purchase price is “sometimes, but not always” a reflection of market value. If you are still shopping for a home in Lake Township, the current assessment is a starting point for estimating taxes; our guide to Chicago property taxes for home buyers explains how to turn it into a bill estimate.
How do you file a property tax appeal in Lake Township?
- Check the property characteristics and estimated market value the Assessor has on file for your home.
- Gather evidence. For overvaluation, the Assessor asks for recent closing statements or sale prices of similar homes; for wrong characteristics, dated photos or a deed. Any appraisal must be USPAP-compliant.
- File online through the Assessor’s online appeals system by October 29, 2026, and upload your evidence with the appeal. Supporting documents have to be submitted at the same time as the appeal. A paper form is available if you cannot file online.

What if you miss the October 29 deadline?
Owners can appeal to both the Assessor and the Cook County Board of Review. The Board of Review opens townships in groups and has not yet announced dates for Lake Township; its third 2026 group (Lyons, Northfield, Stickney and West Chicago) is open October 8 to November 6, 2026. The Board charges no filing fee. If you miss both windows, the Assessor says you can appeal the following year when your township opens again.
An appeal is separate from exemptions. If you own and live in the home, also make sure you have the Cook County Homeowner Exemption, which is a separate application.
Common questions
Does it cost anything to appeal in Lake Township?
No. The Assessor says filing an appeal is free, and the Board of Review also charges no fee.
Do I need a lawyer or tax firm to appeal?
No. The Assessor states that you do not need to hire anyone to file an appeal, and warns that unsolicited notices from property tax firms do not come from its office.
Do I have to appeal again every year?
Generally not. The Assessor says that once you have appealed, you usually do not need to appeal each year unless your property’s characteristics change significantly.
When do Jefferson and North Chicago townships close?
Jefferson Township’s Assessor window closes November 12, 2026, and North Chicago Township’s closes November 24, 2026. South Chicago Township’s dates have not been posted.
