Chicago Real Estate Transfer Tax: What Buyers Pay in 2026

Chicago home buyers pay the City of Chicago real property transfer tax at $3.75 per $500 of the purchase price, which is 0.75%. On a $400,000 home, that is $3,000 due at closing. Sellers pay the remaining $1.50 per $500 of the city tax, plus the Cook County and Illinois transfer taxes.

Common questions

Does Chicago charge a higher transfer tax on expensive homes?

No. The 2024 Bring Chicago Home ballot measure would have raised the rate on higher-priced sales, but voters rejected it. The rate is the same at every price.
